Sinking Fund Forecasting

A sinking fund forecast is only as useful as the figures behind it. An undercooked forecast leaves a scheme underfunded when major works arrive; an inflated one creates unnecessary financial pressure on owners. Getting it right matters.

Our forecasts are primarily based on our conversation with the committee, strata managers and our in depth site visit. 

Our forecasts are built on two layers of cost confidence. We reference the Rawlinsons Australian Construction Handbook, the industry-standard cost database used across the quantity surveying and construction sectors, and we go further by obtaining real contractor pricing for significant line items where appropriate. 

That combination means the figures in your forecast aren't just educated estimates; they're grounded in what works actually cost in the current Queensland market.

What's in a Vantage Point forecast

Each forecast covers the full lifecycle of common property assets.

Costs are projected across the forecast period with documented assumptions around cost escalation, investment returns, and levy strategy, so the body corporate, its managers, and owners can understand exactly how the numbers were derived. 

The report includes a full capital expenditure schedule, year-by-year cash flow projections, levy recommendations, and clearly identified priority works.

Legislative framework

Our forecasts are prepared in accordance with the Body Corporate and Community Management Act 1997 and the applicable Module Regulation, satisfying the scheme's obligation to maintain adequate sinking fund reserves for anticipated capital expenditure. 

The forecast covers items of a capital or non-recurrent nature, routine maintenance items remain the domain of the administrative fund.
